Krol Corlett completed a comprehensive reconfiguration and refurbishment of a completely dilapidated retail unit on behalf of major retailer Home Bargains.
The project comprised substantial and varied external alterations, including a new shop front and customer entrance feature, car park facilities, trolley corrals, external display areas and a secure compound with forklift truck shed, as well as electric vehicle chargers.
Krol Corlett also supplied and installed bollards, gates, fencing and masonry before undertaking a hard and soft landscaping of the entire external area, providing green areas in accordance with the design of project architect WPL.
Internally, Krol Corlett were commissioned to fully strip out internal flooring, kitchen units and electrics to remove any remaining asbestos from the site – as well as design, supply and install a full lightning protection system and carried out full drainage repairs and upgrades.
The project was delivered on previously developed land and located on a busy high street in an already existing shopping district. Krol Corlett also had to contend with contaminated ground while undertaking the large-scale asbestos removal, as well as a full overhaul of utilities remaining from the previous tenant.
Because of this, Krol Corlett progressed with multiple works simultaneously, planning meticulously to ensure the build was completed safely and without interruption. The communication process and close partnerships built throughout the development were key factors in completing a successful and time-efficient project.
“The work carried out on this project for our valued client has vastly improved a previously dilapidated corner of Coalville for the local community. The new building is a modern and welcoming shopping facility with improved parking, a café and garden centre.”
This dilapidated corner of Coalville had stood empty for almost three years, semi-derelict, littered and prone to anti-social behaviour issues, with local press labelling the site ‘an eyesore’.
The completed development provides local residents with a modernised shopping facility, garden centre and café which includes a new entrance feature and revised parking arrangements, with parent and child parking spaces and parking bays.
The car park perimeter was landscaped with new turf, while heavy pruning of the overhanging trees and shrubs provide a green and natural space to the site.
During construction, Krol Corlett continuously engaged with local supply chains, with local workers employed for the majority of subcontract packages.
“This project will bring life back into a corner of Coalville town centre that lies semi-derelict, litter and prone to anti-social behaviour issues. I welcome that a retail entrepreneur is willing to make the investment to reactivate the site, improve outlook with renewed cladding and other improvements.”
“Alan and the Krol Corlett team delivered the project with exceptional professionalism, showcasing strong environmental control throughout the build. Their work secures long-term occupancy for a well-established retail destination, retaining and creating jobs—we would not hesitate to partner with them again.”
