The initial project scope for Krol Corlett entailed the partial demolition of the four light industrial units, with the retention of walls and slabs, and the removal of roofs and internal structures.

Additionally, the project encompassed the construction of a new primary steel frame, cladding, roofing, internal fit-out, and installation of mechanical and electrical services.

Krol Corlett seamlessly coordinated the requirements of various subcontractors, ranging from demolition experts to steel frame specialists and mechanical and electrical professionals.

This collaborative effort resulted in the successful execution of a complete re-build, encompassing all internal finishes and a comprehensive mechanical and electrical design and installation.

Unexpected Complexity:

As the project unfolded, it became apparent that the damage was more extensive than initially assessed, compromising the structural integrity of all four units.

In response to this challenge, the Krol Corlett team worked closely with the client to re-evaluate the program and budget.

This resulted in an extension of the original scope of work, evolving into a comprehensive design and build demolition and re-build scheme.

This expansion of the project included the removal and reconstruction of structural walls for all four units, façade retention, significant ground improvements, and external works.
