Project Scope
Howard Court, located in Runcorn, is a commercial building owned by Western Power Distribution, a prominent power distribution network serving the Midlands, South Wales, and the South East.
The existing structure featured office accommodations on the ground floor and unused laboratory space on the upper floor.
In an effort to prepare the building for occupancy by Merseyflow, the official toll operator for the Mersey Gateway bridge, a comprehensive refurbishment project was deemed necessary.
This endeavour included the demolition of the first-floor space. The entire project, valued at £1 million, was awarded to Krol Corlett under a design and build contract.
The project had a tight 20-week deadline, given the critical need for Merseyflow to take possession of the building within their specified timeframe
Work Completed
Krol Corlett adopted a full design-and-build approach, overseeing structural, mechanical, and electrical works. A key challenge was demolishing the first floor, removing steel and concrete to convert the building from two to one storey. This required a new concrete deck and roof installation.
The team delivered M&E works to exacting performance standards, including a high-efficiency HVAC system with heat recovery. Internally, raised access flooring was installed for easier long-term maintenance, alongside upgraded finishes that gave the store a modern, attractive look.
Challenges
To meet the demanding 20-week project deadline, a rigorous project planning and management procedure was put into action. This involved the assignment of a dedicated project manager and direct involvement from Krol Corlett’s senior leadership team.
The project schedule also necessitated out-of-hours work during evenings, nights, and weekends to expedite the refurbishment process.
Throughout the project, the client, Merseyflow, was kept informed about the progress in real-time, ensuring transparency and alignment with their requirements.
Impact
Howard Court’s transformation from a dated commercial building with redundant space into a modern and functional single-story facility was a total success.
Our design and build approach, coupled with meticulous project management, allowed for the demolition and reconstruction necessary to meet the stringent project timeline.
The building’s upgrade, including advanced mechanical and electrical systems, improved energy efficiency, and enhanced aesthetics, now positions it as a suitable headquarters for Merseyflow.
