Krol Corlett Appointed £1m Double Phase Project at Fabric Church in Manchester.

Project Scope

Fabric Church is undertaking a full renovation of its premises at 1 Ardwick Green North.

The project will be delivered in multiple phases to ensure the Church and its facilities can continue operating throughout the works.

The first phase includes the replacement of the roof coverings and installation of a new roof light to the main hall (the Drill Hall), together with associated works, as well as the replacement of the existing roof light to the front building (the Barracks).

Upcoming Scheduled Works

Drill Hall Roof:

Removal of the existing roof and rooflight, preparing and repairing adjacent walls and structures, installing a new roof and rooflight, protecting surrounding areas, especially the Drill Hall floor and providing metal access steps.

Barracks Rooflight:

Removal of stud partitions, ceilings, fixtures, and the existing roof light, preparing the supporting iron or steelwork, adapting flashings, installing wall and ceiling finishes, and providing metal and timber access steps.

Further Works:

The works include removing wall paint from masonry walls in the Drill Hall, including areas containing lead, carrying out minor adaptations, and replacing the metal escape staircase while widening the associated fire exit door to the Garage Building.

“The project scope of works has been tailored to meet the Client’s budgetary strategy. Post-tender, Krol Corlett have worked with the PM and design team to rationalise design and promote value engineered proposals to achieve this.
The first phase of the scheme has started, to enable the main phase two works to follow at the start of 2026, including the main Duty Hall roof and rooflight replacement.

Overcoming Challenges

The project presents several challenges, including working within a live heritage-listed building while ensuring full compliance with listed building consent, undertaking specialist lead paint removal through a licensed contractor within a controlled environment, and maintaining safe segregation where emergency escape routes are shared with other building users.

Additional complexities include removing the existing roof in an area with limited and constrained access, as well as coordinating temporary works to safely manage and work around potentially unstable structures.
